Phối cảnh nhà ở xã hội tại số 4 Phan Chu Trinh
Dự án được triển khai trên diện tích 1,2ha. Trong đó, Diện tích xây dựng chiếm hơn 4.958m2 và tổng diện tích sàn khoảng 80.093,96m2, với mật độ xây dựng 41%.
Quy mô dự án bao gồm bao gồm 03 khối nhà cao 20 tầng, cung cấp 864 căn hộ có diện tích đa dạng, từ 40-76m2, phù hợp với nhu cầu của nhiều đối tượng người dân. Dự kiến dự án sẽ hoàn thành vào năm 2027.
Mục tiêu của dự án là cung cấp căn hộ phục vụ tái định cư cho hơn 1.000 hộ dân phải di dời do ảnh hưởng của dự án cải tạo rạch Xuyên Tâm.
Được biết, dự án án cải tạo Rạch Xuyên Tâm dài hơn 8km, đi qua địa bàn các quận Bình Thạnh, Gò Vấp và Phú Nhuận (cũ), là một trong những tuyến rạch quan trọng cần được cải tạo khẩn cấp để giải quyết tình trạng ngập úng, ô nhiễm và thiếu hạ tầng đô thị tại khu vực trung tâm TP.HCM.
Dự án này là một phần trong nỗ lực thực hiện chỉ tiêu phát triển nhà ở xã hội cho TP.HCM, đặc biệt trong bối cảnh thành phố đã hợp nhất hành chính với Bình Dương và Bà Rịa – Vũng Tàu theo đề án phát triển vùng đô thị lớn phía Nam.
Việc khởi công dự án nhà ở xã hội tại số 4 Phan Chu Trinh là một trong những bước tiến quan trọng trong việc thực hiện mục tiêu của TP.HCM theo Đề án 1 triệu căn nhà ở xã hội của Chính phủ.
Đề án này đặt mục tiêu phát triển 1 triệu căn hộ nhà ở xã hội trên toàn quốc trong giai đoạn từ 2021 đến 2030, nhằm giải quyết tình trạng thiếu hụt nhà ở cho đối tượng thu nhập thấp, công nhân và các nhóm đối tượng khác không đủ khả năng chi trả cho nhà ở thương mại.
Để thực hiện mục tiêu này, TP.HCM đã được giao chỉ tiêu phát triển 100.000 căn hộ nhà ở xã hội đến năm 2030. Sau hợp nhất với Bình Dương và Bà Rịa - Vũng Tàu là 199.400 căn.
Trong đó, giai đoạn 2021-2025 dự kiến hoàn thành trên 18.000 căn. Giai đoạn 2026-2030 sẽ phải tiếp tục hoàn thành 181.000 căn.
Trong năm 2025, Thành phố sẽ hoàn thành 3 dự án với quy mô 2.316 căn hộ, đồng thời khởi công thêm 8 dự án với quy mô lên đến 8.000 căn và chấp thuận chủ trương đầu tư cho 5 dự án mới với tổng số căn hộ là 20.000.
Trong giai đoạn từ 2021 đến hết quý 2/2025, TP.HCM đã hoàn thành 6 dự án nhà ở xã hội với quy mô 2.745 căn. Hiện nay, thành phố đang thi công 4 dự án với tổng quy mô lên đến 2.874 căn hộ, dự kiến sẽ hoàn thành trong năm 2025.
Ngoài ra, TP.HCM còn đang triển khai thủ tục pháp lý đối với 21 dự án nhà ở xã hội, với quy mô lên đến 40.000 căn hộ. Các dự án này được kỳ vọng sẽ giải quyết một phần lớn nhu cầu nhà ở cho người dân có thu nhập thấp trong các năm tới.
Địa phương nào đang “soán ngôi” Hà Nội, TP.HCM về tốc độ xây dựng nhà ở xã hội?
Nghệ An là cái tên gây bất ngờ khi trở thành địa phương dẫn đầu cả nước về tiến độ nhà ở xã hội trong 7 tháng đầu năm 2025. Với khả năng hoàn thành vượt hơn 173% kế hoạch, tỉnh này đang trở thành điểm sáng nổi bật trong bản đồ an cư cho người thu nhập thấp.
Mua nhà ở xã hội, xét mức thu nhập hằng tháng thực nhận
Bà Lê Thương (Hà Nội) tham khảo khoản 1 Điều 30 Nghị định số 100/2024/NĐ-CP điều kiện về thu nhập để mua nhà ở xã hội, bà hỏi thu nhập hằng tháng thực nhận trong điều khoản này có được hiểu là thu nhập bình quân trong một năm liền kề không?
