Thời gian qua, Đồng Tháp đang tập trung triển khai các dự án nhà ở xã hội

Vừa qua, tỉnh Đồng Tháp đã mời gọi đầu tư 4 dự án nhà ở xã hội với tổng quy mô 1.345 căn hộ, cụ thể:

Dự án Nhà ở xã hội Nguyễn Tri Phương tọa lạc tại phường Mỹ Tho. Dự án cung cấp 250 căn hộ trên diện tích sử dụng đất 3.262,9m2. Tổng vốn đầu tư dự kiến 141,22 tỷ đồng.

Dự án Nhà ở xã hội Nguyễn Trọng Dân nằm tại phường Gò Công, quy mô 486 căn trên diện tích sử dụng đất 9.467,5 m2, tổng vốn đầu tư dự kiến 361,224 tỷ đồng.

Dự án Nhà ở xã hội Nguyễn Trãi nằm trên địa bàn phường Sơn Qui. Diện tích đất thực hiện dự án là 6.960m², bao gồm 2 khu (khu S1 4.392,2m² và khu S2 2.567,8 m²). Dự án sẽ cung cấp 276 căn hộ chung cư nhà ở xã hội và khoảng 3.006,9m² diện tích sàn dịch vụ thương mại. Sơ bộ tổng mức đầu tư là hơn 357 tỷ đồng.

Nhà ở xã hội đường D7 cung cấp 333 căn hộ.

Được biết, 4 dự án trên dự kiến khởi công vào quý 1/2026.

Tính đến tháng 12/2025, tỉnh Đồng Tháp hoàn thành 1.143 căn nhà ở xã hội, đủ điều kiện được bán, cho thuê theo quy định gồm: Dự án nhà ở xã hội Tân Hương (171 căn), dự án Nhà ở cho người lao động (392 căn), nhà ở xã hội Song Hải Long (156 căn), nhà ở sinh viên (424 căn).

Hiện tại, trên địa bàn tỉnh Đồng Tháp có 11 dự án nhà ở xã hội đang triển khai thực hiện, với tổng số 5.195 căn. Đồng thời, đang thực hiện thủ tục mời gọi đầu tư 3 dự án, tổng số 1.684 căn hộ.

Tuy nhiên, quá trình phát triển nhà ở xã hội trên địa bàn tỉnh vẫn còn tồn tại một số khó khăn. Trước hết là vướng mắc trong công tác bồi thường, giải phóng mặt bằng, đặc biệt tại các dự án nhà ở thương mại có bố trí quỹ đất 20% cho nhà ở xã hội, làm chậm tiến độ triển khai.

Bên cạnh đó, giá bán nhà ở xã hội còn tương đối cao so với khả năng chi trả của một bộ phận người lao động, công chức, viên chức.
