Khu nhà ở xã hội Ngọc Hà được triển khai trên khu đất rộng 2.481m2, với hệ thống hạ tầng kỹ thuật đồng bộ, gồm 15 tầng nổi và 1 tầng hầm. Dự án cung cấp 207 căn hộ, có tổng mức đầu tư hơn 286,6 tỷ đồng, dự kiến hoàn thành vào quý 2/2028.

Theo thống kê, từ tháng 2 đến nay, tỉnh Phú Thọ ghi nhận nhịp độ phát triển mạnh mẽ của phân khúc nhà ở xã hội khi mỗi tháng đều khởi công một dự án mới. Đến nay, toàn tỉnh đã triển khai 9 dự án, với quy mô hơn 40ha, cung cấp tổng cộng 9.960 căn hộ.

Theo kế hoạch, đến cuối năm, Phú Thọ sẽ tiếp tục khởi công thêm loạt dự án nhà ở xã hội mới. NĐáng chú ý gồm: Dự án nhà ở thuộc Khu thiết chế công đoàn tại Khu công nghiệp Bá Thiện với quy mô 2,784ha, 1.389 căn; khu nhà ở xã hội tại phường Thanh Miếu rộng 1,07ha, 509 căn; khu nhà ở xã hội Tiên Cát quy mô 0,47ha, 344 căn; dự án nhà ở xã hội tại khu đất đơn vị ở phường Thanh Miếu có diện tích 0,58ha, 312 căn.

Trong giai đoạn 2021-2025, tỉnh đã hoàn thành 2.258 căn nhà ở xã hội, góp phần vào 3.877 căn theo chỉ tiêu được giao của toàn khu vực Phú Thọ, Vĩnh Phúc, Hòa Bình (cũ).

Theo Sở Xây dựng, đến tháng 10/2025, trên địa bàn tỉnh hiện có 66 dự án khu đô thị, khu nhà ở đã bố trí quỹ đất 20% để phát triển nhà ở xã hội, với tổng diện tích 173,89ha. Trong số này, 35 dự án đã được giao chủ đầu tư, tương ứng 118,22ha, phân bố theo địa bàn gồm: Vĩnh Phúc cũ 16 dự án, Phú Thọ cũ 15 dự án và Hòa Bình cũ 4 dự án.

Bên cạnh đó, còn 31 dự án chưa được giao chủ đầu tư, với diện tích đất dành cho nhà ở xã hội 55,67ha, trong đó Vĩnh Phúc cũ có 3 dự án, Phú Thọ cũ 4 dự án và Hòa Bình cũ 24 dự án.

Nhiều dự án quy mô lớn hiện cũng đang được triển khai, tiêu biểu như Khu đô thị mới Nam Vĩnh Yên giai đoạn 1 với 5.320 căn; Khu nhà ở công nhân Khu công nghiệp Thụy Vân quy mô 655 căn; Khu nhà ở công nhân và người thu nhập thấp tại phường Khai Quang với 785 căn; Khu nhà ở xã hội tại thôn Rừng Cuông, xã Thiện Kế quy mô 993 căn; và dự án nhà ở xã hội tại xã Sủ Ngòi với 711 căn.
